H1: Home Loan Declined? Here’s What to Do Next
A bank rejection is not the final answer. It’s one lender’s decision, based on one set of criteria. At Loanseek, I specialise in working with borrowers who’ve been declined, and in many cases, I’m able to find a lender with a different view of your situation.
Before you apply anywhere else, talk to me first. It costs nothing, and it could save your credit file from unnecessary damage.

First Things First: A Bank Rejection, Is Not a Final Answer
Lenders decline applications every day, often for reasons that have nothing to do with whether you’re a responsible borrower. A bank can only ever say yes or no to its own products, assessed against its own internal calculator. It can’t tell you what a different lender, with a different view of your situation, might decide. That’s exactly where a broker’s job begins.
The Most Common Reasons Banks Decline Home Loans
- Serviceability Calculators: Your income might not fit that particular bank’s specific serviceability formula, even though it would comfortably meet another lender’s.
- Internal Credit Thresholds: A credit score below one bank’s internal cut-off doesn’t mean the same score fails everywhere. There’s no single universal threshold.
- Credit File Activity: Too many recent credit enquiries, or a default or missed payment on file, can trigger an automatic decline at some lenders.
- Self-Employed Documentation: Income documentation that doesn’t meet full-doc requirements, a business trading less than two years, or a tax strategy that reduced declared profit too low.
- Existing Debt & Limits: Credit card limits, personal loans, or buy-now-pay-later accounts are often assessed more conservatively than borrowers expect.
- Deposit or Equity Position: Your deposit or available equity may not meet a specific lender’s LVR requirements, even when your income and credit history are solid.
Does a Declined Application Affect Your Credit Score?
A single hard credit enquiry is recorded on your file, but on its own, it’s unlikely to meaningfully damage your credit score. The real risk is applying to several lenders in quick succession. That pattern of multiple recent enquiries is exactly what makes other lenders more cautious, sometimes triggering the very decline you’re trying to avoid.
Don’t Apply Anywhere Else Yet
If you’ve just been declined, the worst move is applying to another bank straight away. Speak to a broker first. I can review your file and identify which lenders are more likely to say yes, depending on the specific reason for your decline, before another application goes anywhere near your credit report.
What Changes When You Use a Broker
Rather than applying blind to one bank at a time, I assess your situation against my full panel of 50+ lenders first, and match you to the ones whose policies, credit appetite, and income treatment are genuinely more likely to fit your circumstances before an application goes anywhere. I also present your file in the format each lender actually prefers, which matters more than most borrowers realise.
You're Not the First Person This Has Happened To
Every borrower’s situation is different, and outcomes depend on your specific circumstances, but here are the kinds of situations Loanseek has worked through before:
Scenario: Declined Over a Credit Card Limit
A bank calculated the full available limit on an unused credit card as a monthly liability, which pushed the application over its serviceability threshold. A different lender assessed the same limit less conservatively, and the application proceeded.
Scenario: Self-Employed, Tax Returns Understated Income
Two years of tax returns showed a lower taxable income than the business genuinely generated, after standard deductions. An alt doc pathway, using other evidence of income, led to a competitive approval that a full-doc lender wouldn’t have offered.
Scenario: Recent Default, Since Resolved
A missed payment from some time earlier had since been fully repaid and the file kept clean since. A specialist lender approved the application, taking the overall pattern into account rather than the single default in isolation.
Honest Note: Sometimes the Right Answer Is to Wait
Not every declined application should be resubmitted immediately. Sometimes the honest advice is to spend 6 -12 months strengthening the application first, and I’ll tell you that plainly if it’s the case.
These scenarios describe the type of situations I work with. Individual outcomes depend on your circumstances, and no result can be guaranteed.
Three Steps to Take After a Bank Rejection
- Don’t Apply Anywhere Else Yet. Hold off on approaching another bank directly until you’ve spoken to someone who can see the full lending landscape, not just one product.
- Get a Copy of Your Credit Report. You’re entitled to a free copy from providers like CreditSimple or Equifax. It’s worth knowing exactly what a lender sees before your next conversation.
- Have a Frank Conversation With Me. Book a free, confidential call. I’ll go through what the file actually shows and give you an honest view of your real options, including if the honest answer is to wait.
Why Choose Loanseek: Straight Talk on Complex Applications
I work with borrowers other brokers have turned away, and I’ll never tell you what you want to hear just to get an application moving. In many cases there are genuinely more options than a single bank rejection suggests, and where there aren’t, you’ll get an honest answer about what needs to change first.

Frequently Asked Questions
Why was my home loan declined?
It could be one of several thing: how a bank’s calculator treats your income, your credit file, existing debts, or your deposit position relative to that lender’s specific policy. The reason often has more to do with that bank’s internal rules than with your overall financial position.
Can I still get a home loan after being declined?
In many cases, yes. Different lenders assess applications differently, and I know which lenders are more likely to approve a situation like yours, depending on the specific reason for the decline. Every situation is different, and no outcome can be guaranteed.
Will applying with a broker hurt my credit score further?
I assess your situation against my lender panel before any formal application is submitted, so we’re not adding new credit enquiries to your file while I work out your best option.
Should I apply to another bank myself while I wait?
I’d recommend against it. Multiple applications in quick succession can create a pattern that makes lenders more cautious, sometimes contributing to further declines. It’s worth speaking to a broker before approaching anyone else directly.
What if my application genuinely needs more work first?
Sometimes that’s the honest answer, and I’ll tell you plainly if it is. We can also talk about what would genuinely strengthen your position over the following months, so you’re in a better place next time you apply.
Is the initial conversation really free and confidential?
Yes. There’s no cost, no obligation, and nothing you tell me goes anywhere beyond assessing your options.

Professionalism, Persistence & Care
“I cannot recommend Stephen Castelino highly enough. During one of the most stressful and emotional times of my life going through separation and property settlement, Stephen went above and beyond to help me secure approval to keep the family home for myself and my children.
Stephen’s professionalism, persistence, and genuine care made all the difference. Stephen communicated with me every step of the way, worked tirelessly behind the scenes, and achieved an outcome I honestly didn’t think was possible.
As someone living in Bargo within the Wollondilly LGA, it was so reassuring to work with a broker who understands and supports the local community. Stephen’s knowledge, support, and commitment throughout the process were outstanding.
Thanks to Stephen’s dedication, my children and I now have stability and security in our home moving forward.
